In VisEngine’s project portfolio, the interactive 3D master plan for Sobha One has become the new standard: it was our first joint experience with Sobha, which opened the door to the era of visual storytelling in real estate. The task was not just to show the floor plan of the property — we created a real digital complex, accessible online, with 360° 3D virtual tours, filters, and plans that works for both internal sales and external marketing.

About Sobha One

Sobha One is a premium residential project in Sobha Hartland, Dubai, located in a picturesque oasis near Downtown. The project encompasses several buildings of varying heights and includes apartments of various layouts. It was important for the company to present the scale, atmosphere, and architectural concept of the project to investors at an early stage.

VisEngine Digital Solutions faced a challenge: how to show the future architecture, its context, functionality, and aesthetic integrity without physical models and costly branding? It was necessary to:

  • create an online tool — an interactive 3D master plan;
  • provide a 360° view;
  • integrate filters by apartment parameters;
  • provide floor plans for detailed viewing;
  • make the product available for offline presentations and marketing distribution.

What we offered:

  1. Online interactivity

We implemented a browser-accessible master plan that allows users to freely view the space, zone it, select apartments by parameters (area, floor, layout), and immediately view the floor plan. This solution reduces barriers to decision-making and increases conversion.

  1. 360° virtual tours for emotional immersion

We integrated the possibility of a virtual walk — through lounge areas, views from the window, and panoramic terraces. The client gets not just pictures, but a feeling of presence.

  1. Floor plans with filters for easy selection

Each apartment type is supplemented with a floor plan, allowing comparison and filtering by parameters — this saves time for the customer and allows them to focus on relevant offers.

What results were achieved:

Low engagement, high information density — that’s how this tool is described. Sobha One 3D Masterplan works both as a digital “salesperson” and as a marketing asset, available both in sales office presentations and on the website. The tool demonstrated:
