In the world of premium real estate, first impressions are everything. The Soul Marbella project required not just a visual presentation, but the creation of a holistic sense of life, style, and atmosphere of a Mediterranean resort. Visengine Digital Solutions’ task was to convey in visualizations the harmony of architecture, natural landscapes, and the elegant lifestyle that this project offers. This case study shows how comprehensive 3D solutions — from photorealistic exteriors and interiors to interactive materials — can not only showcase future real estate, but also evoke emotion, shape desire, and accelerate the buyer’s path to decision.

Briefly about the project

Soul Marbella is a premium Mediterranean-style residential complex (conceptual name of the project). Our task at VisEngine was to create a comprehensive visual package that would simultaneously work for marketing, sales, and brand building: photorealistic renders of interiors and exteriors, animated videos, and an interactive master plan for the sales department.

Challenge

The developer had two main requirements:

  1. Showcase the atmosphere of the project — Soul Marbella was to be sold not as a set of square meters, but as a lifestyle: walks on the terrace overlooking the sea, lounge areas with olive trees, evening scenes by the pool. Ordinary photos and drawings did not convey the desired emotion.
  2. Accelerate the sales cycle — the project started in the early stages of construction, so it was necessary to provide tools that would allow investors and buyers to immediately see the benefits and features of different layouts without waiting for the apartments to be completed.

In addition, there was a tight deadline for preparing marketing materials for an international presentation and exhibition.

Our approach (how we worked)

  1. Visual positioning strategy

Before starting modeling, we developed a visual concept: color palette, lighting characteristics, key frames — Soul Marbella’s “signature” images. The goal was to create a recognizable aesthetic that would become part of the complex’s brand.

  1. 3D modeling and details

A team of modelers and architectural visualizers built an accurate 3D model of the complex, taking into account the materials, terrain, and landscaping. Special attention was paid to the elements that “sell” the emotion: wood textures, reflections on the water, and the interaction of light and vegetation.

  1. Lighting and atmosphere

We developed several lighting scenarios (morning, daylight, golden hour, night scenes with backlighting) to show how the mood of the space changes at different times of the day. For evening shots, we used a soft, slightly “warm” tone that emphasizes comfort and premium quality.

  1. Interactive tools

To reduce decision-making time, we created:

  • an interactive 3D master plan with the ability to filter apartments by area, number of rooms, and sales status;
  • 360° virtual tours for key layout types;
  • an interior configurator where potential customers can change the finishes (tiles, flooring, kitchen materials) and immediately see the result.
  1. Animation and video content

We prepared a short promotional video (30–60 seconds) with dynamic transitions: a drone flying up from the sea above the complex, a walk along the central terrace, and scenes of evening events by the pool. The video was used on social media and in presentations for investors.

  1. Post-production and delivery of materials

The final renders underwent thorough color correction, and versions were prepared for the web (optimized for weight) and for printing (high resolution). A package of materials was created for the sales department: billboards, leaflets, and an interactive demo version for tablets.

Results and impact

  • Increased engagement — interactive tours and the master plan significantly increased the time visitors spent on the project page and allowed buyers to “experience” the project before visiting.
  • Simplification of the sales process — the sales department began using the master plan as the main tool during initial meetings: demonstrating options in real time reduced the number of repeat phone consultations.
  • Improved brand positioning — Soul Marbella’s visual identity (tone, lighting, palette) became part of the developer’s marketing strategy.
  • Fast market entry — thanks to the ready-made package of materials, the developer held an international presentation on time and launched the project on several key platforms without delay.
